WaterSong at RiverTown Retirement Guide

WaterSong at RiverTown is a 55+ community in Northeast Florida.

Located almost equidistant between Jacksonville Y San Agustin, the planned community of RiverTown is located along the banks of the St. John River, pictured above.

Like most planned communities, there are multiple neighborhoods within RiverTown, and WaterSong is the only one right now that is designated 55+.

The WaterSong neighborhood within RiverTown is being developed / built by Mattamy Homes, the largest private developer in North America.

While Mattamy builds thousands of homes each year in many different communities, WaterSong is his first effort to develop a community for the 55+ market.

WaterSong sits on approximately 260 acres and, upon completion, will feature approximately 800 villas and single-family homes.

No one sets out to open a new community in the midst of a pandemic, but that’s what happened with WaterSong in RiverTown.

They opened for sales in March 2020, but like most communities over 55 in Florida, the pandemic did nothing to hamper sales.

They are already in their second phase as of this writing in 2021.

Location

As I mentioned, WaterSong at RiverTown is located along the banks of the St Johns River, and just minutes from I-95.

Here’s how far WaterSong in RiverTown is from some popular local spots:

  • Downtown Jacksonville: 28 miles / 35 minutes.
  • Jacksonville International Airport (JAX): 42 miles / 49 minutes
  • Jacksonville Beach Pier: 30 miles / 39 minutes
  • Downtown St. Johns: 22 miles / 29 minutes
  • San Agustin: 23 miles / 38 minutes

Jacksonville is home to several museums, a host of great restaurants, professional sports and entertainment, and high-end shopping.

Popular attractions in San Agustin include the Castillo de San Marcos, the lighthouse, excellent restaurants, and some of the country’s most outstanding Spanish architecture.

St. Johns County itself offers many places to enjoy the great outdoors with its many parks, beaches, fishing spots, and golf courses.

Nearby golf options include Cimarrone Golf Club Y St. Johns Golf Club. So of course there are World Golf Village in San Agustín (13 miles / 22 minutes).

Florida is the boating capital of the world and St. Johns County offers several marinas for docking, storage, repair and supplies. Outside of RiverTown, there are several parks that provide access to the St. Johns River for dock fishing or launching a boat.

UF Health Jacksonville: 31 miles / 38 minutes

Baptista MD Anderson Cancer Center: 28 miles / 35 minutes

Mattamy offers 9 different floor plans of single family homes and attached villas. The smallest is a 2 bedroom, 2 bathroom, 2 car garage villa with 1,431 square feet of living area. The largest is a 3 bedroom, 3 bath, 3 car garage with 2,554 square feet of living area.
